What is a snag?

Once your new build property is completed you may find there are some defects or problems with the property. This is what's called a "snag". This could be anything that is damaged, broken, missing, or not working correctly.
This could be anything from badly finished plasterwork, missing door stops, or leaking sinks.
Snags are often cosmetic but more serious issues can be picked up like damp and missing insulation.

Do I need a snagging survey?

If you have recently bought a new build property we recommend a snagging survey as soon as possible after completion.
You are responsible for reporting any defects to your house builder you can put the list together yourself or you can call in an independent snagging company to do it for you.
You can have a snagging inspection done anytime within your 2-year warranty to give yourselves some peace of mind that your property is up to the standards you are paying for.

Are snagging surveys worth it?

A trained eye is likely to pick up more defects than a homeowner. On average we pick up around 100 defects in a typical inspection. A snagging inspection will give you the peace of mind your property has been built to a good standard.

What is a snagging list?

A snagging list is list all of the compiled snags from your property in a format to hand over to your house builder for them to fix.

How long does a snagging inspection take?

A snagging inspection will vary in duration depending on the size of the property. An average 3 bedroom house will take around 4-5 hours to complete.

How much does a snagging survey cost?

A snagging survey varies in price depending on the size of the property.
Our prices start at £200 for a 1 bedroom apartment.

What do you do after a snagging survey?

Once your snagging survey is complete you will be sent a copy of your report. You will need to liaise with your house builder for them to fix the found defects.
